Here are the Market Reports for January 2023 for 11 North San Diego County communities.

There were a number of changes in our local housing market in January 2023 compared to December 2022. But each community was a little different – in some cases sales were up, in others they were down. Here’s the summary market report for December 2022 for comparison.

The statistics in these market reports are taken from the MLS. The information is believed accurate when these reports were compiled, however, it cannot be guaranteed.

So why should you read market reports? Understanding current and local housing market conditions will benefit you when you have to make buying and selling decisions. Additionally, preparing market reports also helps me to better advise buyers and sellers on their planning and making educated decisions.

Local market conditions affect buying and selling due to supply and demand. Supply and demand impact time on the market, buyer competition, and sales prices versus list prices.

It’s said in the business that real estate IS local!! You’ve probably heard “Location, Location, Location!” Unfortunately, you cannot believe what you read in the media headlines! Media reports are general, ignore current local conditions, and are not current. That’s not helpful to you as a buyer or seller with important decisions to make.

CLICK on the individual market report links below for the January 2023 statistics for each community. January was fairly busy for buyers, sellers, and agents. And we saw shifts in average prices, inventory, and sales volume from December. However, keep in mind that while there were some general trends, the shifts for each community were different.

In general conditions have improved some for buyers. However, the housing market continues to favor sellers overall, given supply, which remains limited, and demand. There are important issues to consider as a buyer, including planning your offer strategy. Or deciding on list price if you are a seller.

Are you planning to sell your home AND buy another? There are particular challenges due to timing and coordinating both transactions if this is your plan.

Furthermore, a pre-approval helps you understand your purchasing power. The market continues to evolve and it’s important to know what you can truly afford before touring homes and wanting to make an offer. Besides, who wants to waste time looking at properties that exceed the budget?

Additionally, sellers and their listing agents expect written proof with your offer that you are financially qualified and can close.
