Aviara (in Carlsbad)

Aviara offers beautiful views of the ocean, the Batiquitos Lagoon, and the inland hills and panorama, and attracts many first-home and second-home buyers to rolling hills dotted with gated condo and detached home subdivisions, many of which rim the Aviara Golf Course or overlook the hills to the ocean.

Aviara is considered to be one of the more upscale residential areas of Carlsbad, which is anchored by the Park Hyatt Aviara Resort (formerly the Four Seasons Aviara Resort).

Other than the Park Hyatt Aviara Resort, the Aviara neighborhood does not offer any retail/shopping areas, restaurants, or commercial operations, although at the edge of this area along El Camino Real to the east (La Costa) you will find everything that you likely need for shopping, dining, and services including a lux movie theater, the Carlsbad City Library and Cannon Art Gallery, and the US Post Office.

But who cares – the Park Hyatt is there, offering upscale shopping, several restaurants for dining, a comfortable bar adjacent to the lobby with an outdoor terrace offering gorgeous views of the grounds and the ocean (which, by the way, is a fabulous place to enjoy a glass of wine and appetizers, and to impress your out-of-town visitors), plus a wonderful spa.

Most of the homes in Aviara are fairly new, having been built in the 90s. There has been limited new construction in Aviara (one exception is Vista Del Mar) but several newer subdivisions (The Bay Collection, Emerald Point) have been built nearby. Some Aviarahomes have spectacular views of the ocean, the lagoon or the Aviara Golf Course.

Aviara homes are primarily tract housing (with some custom and semi-custom homes at the high end in Aviara Point), with each community offering a number of floor plans, but a consistent look of style (primarily Spanish and Mediterranean) and feel. The emphasis on an outdoor California lifestyle is evident. There are both gated and un-gated communities in Aviara, for detached single family homes as well as town homes. Most homes in Aviara proper have a Home Owners Association (HOA), and there is a Master Aviara Homeowners Association.

Children in Aviara attend the Carlsbad Unified School District. There are two highly rated schools for children in Aviara, within walking distance for many residents – Aviara Oaks Elementary and Aviara Oaks Middle School. Older students will go to either  Carlsbad High School, or the newer Sage Creek High School depending on where they live or by school choice.

Like La Costa, to the east, residents can easily enjoy dining and shopping in other nearby areas of Carlsbad or in neighboring Encinitas, and the South Carlsbad beaches are just minutes away.

The Batiquitos Lagoon and wildlife preserve is a popular area for hiking, running and bird watching. There are several miles of trails, and many Aviara homes are within walking distance of the lagoon, and some offer views. There is a recently-built Visitors Center, too!

Aviara offers a wonderful Southern California outdoor lifestyle in a resort area of beautiful homes, manicured grounds, moderate year-round temperatures and coastal climate, including a marine layer, especially in May and June (May Gray and June Gloom). A number of homes have ocean, golf course or lagoon views, and the entire area offers a feel of upscale living in a residential enclave. Be aware, however, the freeway is nearby, and some homes may experience road noise.

Nearby attractions for residents include miles of Pacific Ocean beaches, camping facilities, the Flower Fields, the Museum of Making MusicLegoland, and the Leo Carrillo Historic Ranch Park.
