Here are the Market Reports for December 2022 for 11 North San Diego County communities.

There were a number of changes in our local housing market in December 2022 compared to November. But each community was a little different.

The statistics in these market reports are derived from the MLS. These data are believed accurate when these reports were compiled, however, the information is not guaranteed.

Understanding current and local housing market conditions will benefit you when making buying and selling decisions. Additionally, preparing market reports also helps me to better guide buyers and sellers with their planning and making educated decisions.

Local market conditions impact buying and selling due to supply and demand. Supply and demand impact time on the market, buyer competition, and sales prices versus list prices.

It’s often said that real estate IS local!! You likely have heard “Location, Location, Location!” As a result you cannot believe what you read in the media headlines! The media reports are too general, ignore current local conditions, and are commonly not up to date. How can THAT be helpful to you as a buyer or seller with important decisions to make?!

CLICK on the individual market report links below for the December 2022 statistics for each community. December was fairly busy for buyers, sellers, and agents despite the holidays. And we saw shifts in average prices, inventory, and sales volume from November. However, keep in mind that while there were some general trends, the market for each community was different.

In general things have improved for buyers, other than interest rates. However, the housing market continues to favor sellers overall, given the supply and demand. There are important issues to consider as a buyer, including planning your offer strategy. Or deciding on list price if you are selling.

Do you need to get pre-approved for a loan? If so, I’m happy to share contact information for several lenders I know personally. You can decide who to call. You probably know a pre-approval for a loan is critical, unless you have cash (and many people don’t).

Furthermore, a pre-approval helps you understand your purchasing power. The market continues to shift and it’s important to know what you can truly afford before touring homes and making an offer. Who wants to waste time looking at properties that are outside the budget?

Additionally, sellers and listing agents expect written proof with your offer that you are financially qualified and can close.
