Year-End 2018 Housing Market for Carlsbad

The 2018 housing market in Carlsbad, CA for detached single family homes was an active one, with some shifts as compared to 2017 in terms of the volume of sales and average prices.

2018 HOUSING MARKET FOR CARLSBAD:

1012 detached single family homes sold in 2018 (down 15% from 2017 and 10% fewer than in 2016).

Average prices continued to increase during 2018 as they did in 2017 and have been for a number of years. The average sales price for 2018 was $1,124,499 for detached single family homes (up 9% from 2017, and up 18% from 2016 sales).

Detached single family home prices ranged from $507,000 up to $11,500,000 for a gorgeous contemporary oceanfront home in Carlsbad Village.

The average marketing time in 2018 for was 32 days (about the same as in 2017 at 34 days). 32% of the single family homes went pending in 7 days or less, so many homes moved quickly in 2018.

4% of the homes sold, according to the MLS were new construction in communities like The Preserve and Robertson Ranch. Some new build home sales may NOT have been reported by builders in the MLS.

The Median Sales Price for a detached single family home  in 2018 was $1,000,000, which was an increase  by 6% from 2017 and 16% from 2016.

22% of the single family detached homes sold for cash, a little higher than in 2017.

Homes sold, on average, at 97% of the asking price respectively, so buyers were able to negotiate, on average, 3% off the asking price. However, there were plenty of Carlsbad home buyers who paid asking price or better for their homes during 2018; in one month 50% or buyers did so.

Based on supply and demand at the end of December we have only 2.1 months of inventory of single family detached homes, a very strong sellers market – keep in mind this may vary by price point with less competition for more expensive home.
