In September 2022 there were 164 homes sold in Oceanside’s 4 zip codes, 6 fewer sales than in August (down 4%). Here are the details.

Single Family Homes Sold – 113 (down 8%). 27 Average Days on Market. The Average Sales Price was $846,859 (down 5%). The Average Sales Price was 96% of the original asking price.

Condos, Townhomes & Duplexes Sold – 51 (up by 4). 27 Average Days on market. Average Sales Price was $644,852 (down 10%). The Average Sales Price was 98% of the original asking price.

Overall sales volume for September dropped modestly from August. Sales declined for single family detached homes, but there were more condo, townhome and duplex sales. The average sales price was lower for single family homes, and for condos, townhomes, and duplexes. September sales prices ranged from $409,000 to $1,875,000.

Average marketing time was longer for single family homes, and for condos, townhomes and duplexes. At the same time some buyers made quick decisions, with 22% of the homes going pending in 1 week or less.

About 2/3 of the buyers negotiated their purchase prices. However, 37% paid list price or higher for their homes. The median sales price of single family homes was the same as last month, at $830,000. On the other hand, the median price for condos, townhomes and duplexes was 9% lower at $535,000.

At the end of September there were 282 Oceanside homes for sale. This was about the same as last month (284). Listing prices range from $349,000 to $6,495,000.

There is a 1.8 month supply of single family homes, and a 1.5 month supply for condos, townhomes and duplexes. This is based on the rate of sales over the last 3 months. The Oceanside market continues to be a very strong seller’s market.

164 Oceanside homes came on the market in September, 17% fewer than last month. But that’s still about 5 new listings per day. Similarly, the number of Oceanside homes going pending decreased to 113, down from 138 in August. This exclude homes that closed in September. However, it was still an active month in Oceanside for buying and selling.
