163 homes sold in Oceanside’s 4 zip codes in July, 8 fewer sales than in June (down 5%). Here’s the breakdown of overall activity.

Single Family Homes Sold – 97 (down by 12%). 17 Average Days on Market. The Average Sales Price was $956,189 (up 2%). Average Sales Price was 99% of the original asking price.

Condos, Townhomes & Duplexes Sold – 66 (up by 5). 18 Average Days on market. The Average Sales Price was $648,263 (down 4%). Average Sales Price was 100% of the original asking price.

Oceanside Market Report

The overall sales volume for July dropped from June. Sales decreased for single family detached homes, while sales of condos, townhomes and duplexes increased. The average sales price was slightly higher for single family homes, but dropped for condos, townhomes, and duplexes. Sales prices ranged from $335,000 to $3,850,000.

Average marketing time in July was longer for single family homes, as it was for condos, townhomes and duplexes. On the other hand, some buyers made quick decisions, with 34% of the homes going pending in 1 week or less.

While the majority of buyers negotiated their purchase prices, 38% paid over asking price for homes (versus 60% last month). The median sales price of single family homes was 3% higher than in June at $915,000. In contrast, the median price for condos, townhomes and duplexes was lower at $550,000, a 6% decline.

At the end of July there were 304 Oceanside homes for sale, ranging in price from $295,000 to $6,400,000. This is an increase in inventory, by 13%, from last month, and again good news for buyers!

There is a 1.9 month supply of single family homes, and 1.4 months for condos, townhomes and duplexes. This is based on the rate of sales over the last 3 months. Thus, the Oceanside market remains a very strong seller’s market considering supply and demand.

206 Oceanside homes were listed for sale in July, down 15 from last month. That’s still around 7 new listings each day. The number of Oceanside homes going pending also dropped, from 142 to 126 (excluding homes that actually closed in July). July was still an active month for selling and buying.
