There were 124 homes sold in Oceanside, 12% fewer sales than in November.
OCEANSIDE MARKET REPORT DETAILS
Single Family Homes Sold – 82 (down 15%). 28 Average Days on Market. The Average Sales Price was $1,056,541 (up 12%). Average Sales Price was 98% of the original asking price.
Condos, Townhomes & Duplexes Sold – 42 (down by 2). 30 Average Days on Market. Average Sales Price was $701,658 (down 1%). The Average Sales Price was 98% of the original asking price.
Overall sales volume for December decreased from last month. There were fewer single family detached home sales, and condo, townhome and duplex sales decreased by 2. The average sales price was higher for single family homes, but slightly lower for condos, townhomes, and duplexes. Sales prices ranged from $360,000 to $4,415,000.
The average time on the market was 4 days shorter for single family homes than last month. Average time on the market was about 1 week shorter for condos, townhomes and duplexes. 23% of the homes went pending in 7 days or less.
50% of the home buyers negotiated their purchase prices, and half paid asking price or higher. The median sales price of single family homes was 10% higher than last month, at $962,500. Similarly, the median price for condos, townhomes and duplexes was 4% higher, at $612,500.
There were 211 Oceanside homes for sale at the end of December, compared to 272 last month, a decline of 22%. Home prices range from $265,000 to $8,495,000.
As a result, there is a 1.3 month supply of single family homes compared to 1.7 months last month. There is a 2.1 month supply for condos, townhomes and duplexes (down from 2.5 months last month). This is based on the rate of sales over the last 3 months.
Oceanside remains a strong seller’s market based for condos, townhomes and duplexes. Oceanside housing is a very strong seller’s market for single family homes.
81 Oceanside homes were listed for sale in December, compared to 100 last month. The number of Oceanside homes going pending also decreased, from 74 in November to 62 (excluding homes that closed in December).
