Average time on the market was longer for single family homes, as it also was for condos, townhomes and duplexes. However, some buyers made quick decisions, with 29% of the homes going pending in 1 week or less.

While a number of buyers negotiated their purchase prices, 48% paid list price or more. The median sales price of single family homes was slightly higher than last month, at $902,000. In contrast the median price of $475,000 for condos, townhomes and duplexes was 17% lower.

As a result, there is a 1.1 month supply of single family homes (down from 1.5 months last month). And there is a 1.8 month supply for condos, townhomes and duplexes (down from 2 months last month). This is based on the rate of sales for the last 3 months. The Oceanside market continues to be a very strong seller’s market.
