The 156-acre Preserve is located south of the 78 freeway and west of College Boulevard, and when complete will offer 4 housing communities with 294 homes. There is an apartment community, too. I’ve heard that about 50% of the acreage will be dedicated to open space including hiking trails.

ABOUT THE AGAVE COMMUNITY

AGAVE is the first Preserve community available for purchase. There will be 88 2-story town homes with 1420 to 1681 SF, 3 bedrooms and 2.5 baths plus a master bedroom terrace in 2 of the floor plans. Homes have 2-car attached garages in all 3 floor plans. A number of homes have already sold with more coming on the mad homes are now selling.

Homes at Agave, in Phase 1, are priced in the $499,990 to mid $500 range (as of this writing to $539,990) with prices determined at the time homes become available for sale – prices may increase.

HOA dues are $389 currently, but are expected to drop to $363 at build-out. There are Mello Roos fees, paid semi-annually; the tax rate is projected to be approximately 1.3% for both property taxes and Mello Roos fees.

The Preserve amenities will include a recreation center with fitness center, parks, hiking trails that hook up to the Carlsbad hiking trail system, pool and spa, playground, BBQ area, and tot lots/playgrounds. The community is close to shopping and dining in Oceanside including a shopping center by the entrance (e.g., Albertsons, Kohl’s, Wal-Mart, multiple dining options), major commuting routes (including the 78 and 5 freeways ) with other shopping centers close by, medical facilities (e.g., Tri-City Medical Center), general services (including Home Depot), and a tribal resource center ($100 fee per buyer upon closing escrow).

Children living in the community will attend the Carlsbad Unified Schools (e.g., Hope Elementary, Calavera Hills Middle School).
