March 2022 Market Reports – North County Communities

North County Market Reports March 2024

Here are the March 2022 Market Reports for 11 North San Diego County communities.

Our housing market in 2022 remains very competitive, with some changes each month in different communities. Inventory remains tight, and buyer demand continues to be very strong although it appears to be lessening.

The information in these market reports is from the MLS. Data are believed to be accurate when these reports were compiled, but cannot be guaranteed.

These reports are essential for me to best help buyers and sellers make informed selling and buying decisions. Furthermore, understanding housing market conditions in areas that interest you will help your decisions when the time comes.

These reports are great education for you, whether you are planning to buy or to sell now or not. Most people are interested in the housing market conditions, even if they are not planning a purchase or sale.

Simply put, local market conditions impact buying and selling because of supply and demand. This affects marketing time, competition for limited inventory, and of course sales prices versus list prices.

Over and over we see that real estate truly IS local!! You cannot always believe what you see in media headlines! Media reports are too general, and often not up to date with current conditions.

Each buyer and seller situation is unique. So I’m happy to share insights on what market trends can mean for your timing, budget, expectations and decision making. This can be specific to the market segment of interest – a zip code, neighborhood, size of house, or price range.

March was a fairly busy time for buyers, sellers and their agents, with changes in average prices, inventory, and sales volume from February. However, while we saw some general trends, each community is different!

Please call me at (760-840-1360) to discuss your particular housing needs, budget, and real estate decisions you hope to make. The housing market still favors sellers in general, and there are essential issues to consider, such as an offer strategy.

And if you are selling AND buying, there are particular challenges because of timing, coordinating both transactions, and more!

Do you want information about the local housing market, or have any questions? Let’s talk more about these.

If you plan to buy a home I can guide you through your home search and the purchase process.

Perhaps you are simply interested in the market value of your home. I can help you with that, too.

Do you need to get pre-approved for a loan? I can share contact information of several lenders I know personally so you can decide who to work with. Having a pre-approval is necessary when buying a home, unless you have cash. Furthermore, it helps you understand your purchasing power. In this competitive market you need to know what you can actually afford. Plus sellers and their agents will expect you to prove you are qualified when you make an offer.
