89 homes sold in Carlsbad in December, an increase by 39% from November.
CARLSBAD MARKET REPORT DETAILS
Single Family Homes Sold – 64 (up 49%). 35 Average Days on Market. The Average Sales Price was $1,823,419 (less than 1% decline). Average Sales Price was 97% of the original asking price.
Condos, Townhomes & Duplexes Sold – 25 (up by 4). 33 Average Days on Market. The Average Sales Price was $1,014,930 (down 2%). Average Sales Price was 97% of the original asking price.
Carlsbad home sales in December increased significantly from November. Single family home sales improved substantially, and there were 4 more condo, townhome and duplex sales, up 19%. The average sales price was slightly less for single family homes, and was modestly lower for condos, townhomes and duplexes. December sales prices ranged from $680,000 to $3,900,000.
The average marketing time was about the same as last month for single family homes. In contrast, the average time on the market dropped by over 2 weeks from last month for condos, townhomes, and duplexes.
Looking back 1 year, there were twice as many single family home sales in December 2024 as in December 2023. 25 condos, townhomes and duplexes sold in December 2024 compared to 21 1 year ago. The average sales price year over year was 17% lower for single family homes in December 2024, while the median price was 1% higher. Similarly, the average sales price was 4% lower for condos, townhomes and duplexes sold in December 2024 compared to 1 year ago; the median price was 5% higher.
A number of buyers made prompt decisions about touring listings and submitting successful offers. 24% of the homes were pending in 1 week or less, a slight drop from last month. Thus it’s still important that homebuyers be ready to make prompt decisions in the current housing market in Carlsbad.
The majority of buyers negotiated their home purchase prices down from list price. However, 35% paid asking price or higher for their homes. Buyer competition continues, so it’s important to keep this in mind when searching for a home and when planning your offer strategy!
The median sales price for single family detached homes was $1,765,000, up slightly from $1,750,000 in November. The median price was $925,000 for condos, townhomes and duplexes, compared to $1,056,476 last month.
Inventory at the end of December (129) dropped by 29% from last month (181), which is not surprising given the holiday season. List prices range from $425,000 to $11,500,000.
There is a 2.2 month supply of condos, townhomes and duplexes (down from 2.6 months last month). There is only a 1.3 month supply for single family homes (down from 2.1 months last month). This is based on the rate of sales over the last 3 months. As a result, Carlsbad remains a very strong sellers’ market.
45 new listings came on the market in December, down from 67 last month and another decline. Similarly, 43 homes went pending (excluding homes that closed in December), down from 74 in November.
