What to Expect from Your Buyer Agent

Whether you are a first time home buyer, or someone who has done this home buying thing before, it’s critical to have someone on your side – someone who is looking out for your financial and other interests when buying a home here in Carlsbad or in one of our other North San Diego County communities. Buying a home is all about you!!

It’s important to keep in mind a listing agent isn’t on your side, because he or she represents the SELLER’S INTERESTS. The listing agent’s job is to protect the seller, and get the best possible price, terms and conditions.

Representation: You are hiring a REALTOR® to represent your interests, financial and otherwise. This is referred to as “agency,” which is “a fiduciary duty of utmost care, integrity, honesty and loyalty in dealings with the Buyer”. Here’s how I will help you –  educate you about the process, the paperwork, what to expect, and help you find solutions to problems that may arise.

Reliable & Accurate Information about Your Local Housing Market: It’s important to have detailed, reliable, and accurate information about the local market in order to write up the best possible offer (this includes things like days on market, average sale prices, inventory, sale price/list price ratios). The market conditions will impact the offer price you choose, negotiations and the offer strategy.

The Truth, not Only What You Want to Hear:  I want you to be aware of the value of the home you are interested in, and any issues I see in the property (e.g., deferred maintenance). You need to hear the truth, even if it’s not want you like hearing, so you can make an informed decision.

Answers to All of Your Questions:  You may have questions I do not know the answer to, but I will find out, or let you know where you can find the information (e.g., school ratings, crime). I will also provide other resources of information, as well as other professionals to help in the purchase and due diligence process (for example inspectors and lenders).

Communication:  You may have preferences about communication…text, phone, voice mail, snail mail, email, Skype/Facetime, and I will honor them unless the situation dictates otherwise. But clear, honest and regular communication throughout the process is essential for you and for me!

Enthusiasm and Interest:  I think it’s important to work with someone who is truly interested in your wants, needs and goals, and excited about helping you acquire the right home at the best price, terms and conditions, but who will also be honest with you.

Guidance on How to Negotiate the Best Offer:  A great offer is NOT just about price but includes terms and conditions. Are you aware of the issues you must consider when making an offer? And what makes the most sense in terms of your financial status, your personal goals, the local market and the asking price? While the final decision is yours, I will provide all the information you need to make an informed purchase decision.
