Once you make the decision, the process can unfold in a number of ways depending on your personal situation. But the basics of home buying are pretty much the same after you decide to more ahead.

Getting Pre-Approved or Verifying You Have the Cash to Buy

Hiring a REALTOR® (yes, some people choose not to do so but statistics show that the majority of buyers, around 88%, use a REALTOR® to purchase a home)

Determine What You Need in Your New Home (characteristics, neighborhood, schools, area amenities [shopping, dining, and recreation)

Home Searching

Tours of Homes that interest you based on your needs and that fit your budget

Identifying the Home You Want to Buy

Developing an Offer Strategy and Making an Offer – be prepared for competition!!

Negotiations (price, terms, conditions)

Offer Acceptance by Seller and Escrow Opens

Due Diligence Period – general home inspection, other inspections (e.g., roof, plumbing, electrical, HVAC), reviewing seller disclosures and reports, checking on homeowner’s insurance

Appraisal and Loan Approval (within due diligence period)

Removal of Contingencies OR Decline to Move Ahead with Sale

Final Review and Approval of Loan by Underwriter (other documents may be required, employment is verified, credit is re-checked)

Loan Documents are produced, reviewed by escrow, then signed by you

Review Estimated Settlement Statement to determined money you must send for closing

Funding the Loan and Final Down-Payment + Closing Costs

Closing (once documents are recorded you are a new homeowner)
